Principal Financial Group Portfolio Analyst II - Commercial Real Estate in Des Moines, Iowa
What You'll Do
As a Portfolio Analyst II, you will support the General Account Equity Portfolio Management team that invests on behalf of Principal Life Insurance Company providing analytical reporting and other support within the Principal Real Estate team!
Key Responsibilities
Portfolio Analysis: Working with senior staff, provide analytical support regarding client business plans and investment strategies including portfolio performance, diversification measures, sensitivity analysis, variance analysis and other relevant financial analysis. Develop extensive knowledge of the assets within assigned portfolios.
Information Management and Reporting: Partner with other Portfolio Analysts to ensure that a coordinated flow of quality information reaches portfolio managers, consultants and clients. Assist in the reporting of economic and statistical portfolio reports as required by consultants and clients, regulatory agencies and others. Provide quality control of portfolio management information.
Market knowledge: Develop and apply a working knowledge of real estate market/portfolio dynamics. This includes occasional travel to relevant markets. Share knowledge in a cross-functional team environment.
Portfolio Research: Conduct ongoing and special project research, including in-depth portfolio reviews and analysis and real estate investment environment and emerging macro trends in real estate supply and demand.
Who You Are
Bachelor’s degree in finance, real estate, business, or related field (real estate emphasis preferred)
2+ years’ of related work/internship experience including analytical and working knowledge of commercial real estate modeling techniques, including cash flow construction, IRR calculations, and time-weighted return calculations
Advanced proficiency in Microsoft Excel, including macros and data manipulation
Skills That Will Help You Stand Out
Proficiency in ARGUS for real estate valuation
Experience using Power BI and PowerPoint
Comfort with learning new technology tools and continual process improvement
Strong analytical, organizational, and communication skills (both written and verbal)
A proven ability to manage competing priorities and meet deadlines in a fast-paced environment
A track record of team collaboration, effective decision-making, and attention to detail in quantitative analysis
Experience collaborating with internal clients and presenting insights to stakeholders
Salary Range Information
Salary ranges below reflect targeted base salaries. Non-sales positions have the opportunity to participate in a bonus program. Sales positions are eligible for sales incentives, and in some instances a bonus plan, whereby total compensation may far exceed base salary depending on individual performance. Actual compensation for all roles will be based upon geographic location, work experience, education, licensure requirements and/or skill level and will be finalized at the time of offer.
Salary Range (Non-Exempt expressed as hourly; Exempt expressed as yearly)
$86500 - $116900 / year
Time Off Program
Flexible Time Off (FTO) is provided to salaried (exempt) employees and provides the opportunity to take time away from the office with pay for vacation, personal or short-term illness. Employees don’t accrue a bank of time off under FTO and there is no set number of days provided.

Work Environments
This role offers a hybrid work arrangement with four days per week in the office and one day working from home.
