Description
Will be responsible for routine, preventative and emergency repairs on devices to achieve efficient building maintenance and operation. Will be responsible to perform routine preventative maintenance and general repairs of HVAC equipment, boilers, water heaters, chillers, energy management equipment, residential heating, cooling systems, electrical, and lighting systems.
Job Duties
Perform routine preventive maintenance and general repairs of HVAC equipment, boilers, water heaters, chillers, energy management equipment, residential heating, kitchen equipment, cooling systems and electrical/lighting systems to ensure that machines continue to run smoothly, building systems operate efficiently, and the physical condition of buildings does not deteriorate
Diagnose mechanical problems and determine how to correct them, checking blueprints, repair manuals, and parts catalogs as necessary
Operate, maintain and repair refrigerant compressors, condensers, evaporators, traps, transfer pumps, expansion valves, stop valves, floor valves, with all refrigerant lines and devices to control temperature
Operate, maintain and repair pumps, handling brines, or secondary refrigerant liquids, together with all valves and lines used in the system
Operate, maintain and repair all boilers, heaters, pumps, valves and lines used in the distribution of steam and processed water
Operate, maintain, and repair owner’s natural and manufactured gas line, including all valves and control devices
Operate, maintain HVAC system, and repair water filters, replace air filters, softeners, piping and pumps
Operate, maintain, and repair all types of electrical motors used to power pumps, compressors and fans
Operate, maintain, and repair fuel oil system including pumps, lines, valves, controls
Provide maintenance and repair to equipment
Maintain electrical power for building lighting, mechanical, plumbing and control components, including lighting maintenance
Maintain proper operation during seasonal change to ensure efficient operation
Inspect, operate, and test machinery and equipment in order to diagnose machine malfunctions
Operate and understand the Building Automation System (BAS)
Performs lock out/tag out procedures
Qualifications
High school diploma or GED and at least two years in related trades, or any equivalent combination of education and/or experience
Ability to understand and follow specific instructions and procedures
Ability to present information both verbally and in writing in a professional manner
Understand written instruction and complete appropriate documentation as needed
Ability to use hand and power tools applicable to trade
Ability to repair and maintain appliances and heating and cooling equipment
Ability to read, understand, follow, and enforce safety procedures, including Lockout/Tag out
Knowledge of one or more related trades preferred
Wear/use PPE at all times
Skill in the use of computers, preferably in a PC, Windows-based operating environment
Work in a cooperative manner with management, co-workers, internal/external customers and vendors
Ability to pass a background check, have a valid U.S Driver’s License and a good driving record
Ability to pass a drug screen & pre-employment physical if applicable
Physical Demands
Ability to lift up to 50lbs
The employee frequently is required to stand for extended periods of time and use hands to operate computer keyboard, telephone and basic office equipment
While performing the duties of this job, the employee is regularly required to communicate with internal and external customers, listen to and respond accurate information and directions. (hear), and observe, assess, identify, detect
Ability to drive company owned or personal vehicle and operate lifts and machinery.
Work involves exposure to unusual elements, such as extreme temperatures, toxic chemicals, biohazardous materials, dirt, dust, fumes, smoke, and/or loud noises and working in confined spaces
Work environment involves some exposure to hazards or physical risks, which require following basic safety precautions
Work is frequently done in outdoor weather conditions; rain, snow, sun, wind and other forms of weather
