JOB GOAL:

GENERAL JOB SUMMARY:

Under limited supervision, apply knowledge and skills of a Journeyperson in the installation, service and repair of a variety of electro-mechanical equipment (e.g., refrigeration, H.V.A.C., pneumatic controls and lighting) as well as light-duty plumbing, electrical, and general carpentry work. The home base for this position(s) is Kirkwood’s main campus located SW Cedar Rapids. Position(s) are first shift with potential weekend scheduled work as needed. This position will participate in a scheduled On-Call rotation after initial training period.

DUTIES/RESPONSIBILITIES:

  • Regular and consistent attendance at work. Typical Position Hours between M-F 7:00am-5:00pm

  • Exact shift hours will be determined by Sr. Director of Maintenance & Automationupon hire

  • These positions require advanced levels of HVAC knowledge

  • Operate, repair and perform preventative maintenance on boilers, chillers, air handlers and other electro-mechanical devises.

  • Troubleshoot, repair and calibrate electric, electronic and pneumatic circuits, controls and controlled devices using testing equipment such as volt ohmmeter, amp meter, flowmeter, pressure gauges, voltmeters, etc.

  • Perform general maintenance duties such as, but not limited to: repairing electrical malfunctions and installing new equipment; assembling, installing, and repairing pipes, fittings, and fixtures of heating, water, and sewer systems.

  • Perform general construction duties such as electrical, plumbing, general construction.

  • Conduct routine preventative maintenance duties.

  • Conduct routine life safety inspections and maintenance.

  • Operate any of the following types of equipment: power tools, tractors, skid loaders, dump truck, trailers, back hoe, end loader, lifts, pallet forks, and other related equipment.

  • Must maintain compliance with required trainings as designated by supervisor.

  • Monitoring of building HVAC controls

  • Climb and balance on ladders, stairs, scaffolding, ramps, poles, etc. up to 25 feet to perform work assignments as required.

  • Collaborate when needed with co-workers to complete assignments.

  • Maintain and submit written or oral reports. In addition, this position requires frequent computerized maintenance management system (CMMS) utilization.

  • Operate equipment such as plows, snow blowers, salt/sand spreaders, as well as shovels in the winter months to remove snow and ice from roads, parking lots and walkways.

  • Perform assigned task as a member of the Emergency Response and Control Team.

  • Perform other duties as may be assigned.

  • Shift differential-Additional $2.00 per hour of compensation is provided for hours worked between 6:00pm-6:00am including Saturday and Sunday hours.

  • Knowledge of the occupational hazards and safety precautions in the job involved.

  • Learn the computer system that controls both the heating and cooling of all campus buildings

PHYSICAL ACTIVITIES WITH/WITHOUT REASONABLE ACCOMMODATION:

Light to medium work. Position involves exerting up to 50 pounds of force occasionally (10?33%); up to 20 pounds frequently (34?66%); and up to 10 pounds constantly (67?100%) to move objects. Physically able to perform constant (67?100%) and routine stooping, bending, reaching, standing, walking, pushing, pulling, lifting and grasping. Occasional (10?33%) crawling and kneeling.

Potentially subject to bio?hazardous waste; chemical waste; moving mechanical parts; electrical current; working on scaffolding, lifts and high places up to 25 feet; atmospheric conditions that may affect the respiratory system or the skin; fumes, odors, dusts, mists, gases or poor ventilation; noise; and vibration; and inside and outside environmental conditions.

Person in this position must satisfactorily complete Kirkwood's Blood Borne Pathogens training because of the potential exposure risk to blood or body fluids. Must satisfactorily complete Kirkwood's CPR/First Aid training and Right?to?Know program as a member of the Emergency Response and Control Team.

MINIMUM QUALIFICATIONS:

  • High school diploma or equivalent required.

  • 4-8+ years of building maintenance experience.

  • Advanced knowledge of Facilities HVAC, Electrical and Plumbing systems.

  • BAS experience for Diagnosing and/or troubleshooting mechanical systems

  • Ability to work under physical/environmental demands.

  • Valid driver’s license required.

PREFERREDQUALIFICATIONS, LICENSES, CERTIFICATIONS, OR REGISTRATIONS:

  • 10+ years of building maintenance experience

  • HVAC, Plumber or Electrical Licenses and/or Associates degree preferred

  • Advanced HVAC/Boiler/Chiller/Pump system experience

  • Geothermal system experience and/or expertise

  • Universal Freon Handlers License or equivalent

  • Direct maintenance experience with-in an educational setting

  • Work-order system (CMMS) experience

  • Class A/B CDL

  • Ability to read/interpret Building Plans and SOP’s
